query: does non-borrowing spouse sign the HUD

In my opinion, this is a lender preference issue.

If the lender doesn't care, I will have the non-borrowing spouse sign the HUD if they are vested in title. If not vested in title, I don't have the non-borrowing spouse sign the HUD.

Does the spouse need to sign the mortgage to waive homestead rights?

It's not an issue in PA. I would think yes, but you should ask someone familiar with real estate title issues in your state.
